When John and I were frantically looking for a house last year ( ours sold in record time which was completely unexpected ) we looked at a few houses in Hudson.
It's such a charming little town...........close to water - with small " mom & dad " shops all along Main street.
But having lived in the city all my life - it just seemed a little too far for me.
Now that I'm ( somewhat ) getting used to the suburbs - I think I would have been fine.
Especially if this little treasure had been available ! What a delightful little vintage home !
It's small - but oh so charming - with a little effort it could be a real show stopper !

I love the floors
I love how the living room - dining room - family room - and kitchen flow together - the perfect blend of open concept and designated spaces.
The kitchen floors needs sanding - a center island installed ( with a cook top ) - but I could even live with the existing cupboards - painted of course - maybe remove the bottom doors and replace them with a full linen skirt?

These are the ones that feel like " home " to me.
And melt my heart.

WELCOME ! A little makeover !
If you saw Sunday's post you know that I had some fun Garage Sale shopping - this little child's stool
( that no child can sit in or they'll go crashing to the ground ) was only 2.00
Just the perfect size to make into a stand - for magazines..............towels or a couple of plants on the front porch !
I gave it a quick coat of Annie Sloan Chalk Paint - Graphite
And then I wanted to add a welcome sign I had - but it was just a little too wide ( I also painted this )
So I added a piece of fence plank that I painted graphite as well -
and attached the " Welcome " sign to it
and then attached the whole piece to the back of the chair
Right now it's in one of the guest rooms - a perfect little spot to put a purse - or some magazines/books
But eventually it'l go in the front - as a plant stand.
For 2.00 it's a great little way to say Welcome, isn't it?
Have a wonderful day everyone.............the plumber will be here to fix a pipe in the mud room so work in there is at a stand still for the day.
